So as some of you may know im trying to buy a home. Well i will guess most of y'all have already done this a time or two but its my first rodeo.
So far i went with the broad net plan. Cast a broad net to see what i can find for realtors and mortgage company's. Well i did and many realtors did not work out but one did and helped me find a place i want to call home. She had a handy list of company types and examples with phone numbers in a time line set up to make it easier on me.
Found the one 2 plus acres a stream in the back ,3 bed 2 bath ,with shed, and 3 bay workshop un attached, parking for 15 with no HOA or any of that crap.
I tossed a broad net for lenders and got a few bits from lending tree , my personal bank ,and a local know lending company. Right now well tomorrow i will send out the signal for them to give me numbers and i will pick what seems to fit me the best.
Also i will need a big mower , right now i can get my old 21 inch non self propelled push mower from my sister . I do not want to push mow 2 plus acres.
Any advice y'all have will be greatly appreciated and i guess i can document my trip in this thread aswell. Might help someone someday.

Goats? I Keed, I Keed... My only advice is to stay away from Husqvarna . Really REALLY disappointed after working on one for a friend. Mower was in pristine condition and at 3 months out of warranty I had to replace 3 risers and pulleys as well as the clutch. Both Husqvarna and Lowes were hands off wouldn't touch it or offer anything. Kinda disappointing for a 3k$ investment.

When i looked at it i put in the first offer that they leave the Husqvarna zero turn 60 inch mower. They said it was there sons and cant let me have it, bad luck is good fortune?
Goats is a maybe that or a cheap gang reel mower i pull with my truck. Mowing at 55 MPH ...

Any chance you would be able (or want to) let a chunk of the property 'go wild'? Figure out how much yard you want as far as turf grass and garden, and let the rest go to seed. Even after several years things wouldn't get so crazy that you couldn't have a dude with a bush hog work it back down for you if you decide you don't like the wild side. You might end up with a pretty cool stand of trees and native plants after a bit. If you kept the amount of turf grass under 1/2 acre or so and you could probably hand mow it.

The land is narrow and long, The part that's behind the stream i could let go and or plant some apple trees back there for the deer. That's maybe half an acre there. The rest is kinda the yard but that's an idea to be entertained. Thanks y'all.

A grove of dwarf apples in back, a pecan or two, maybe a few rows of grapes... yea, I just described my dream orchard.

Think about picking a site out for a greenhouse. I'd suggest a geodesic dome type, and stick in a DIY rocket mass heater for winter. Then you can keep it growing year round with fallen deadwood/branches. That will take up a bit of land otherwise occupied by grass.
Also...can you put in a pond? Water reserve. Attraction to wildlife (deer!!) ...and you can stock fish.

^^ Following what he said. What are you laws for diverting some of the stream water into a pond, then back to the stream? Do you get water 365 in it? how big?

^^..and following what HE said in turn, if you're not allowed to divert the stream into your pond check into a hydraulic ram pump to pump water from the stream into either a "stock pond" or a stock tank/water storage tank. Hydraulic ram pumps "run" on the force of the moving water and are incredibly long lasting.

Stream is alike maybe a foot wide and 6 inch's deep when i was there. Greenhouse got a spot for one of them , but since last time i grew anything is well never grew. I will start small a raised bed with a few peppers ,tomatoes, herb's to start.
Pond humm that may be tricky to work in unless i just dig out the whole back side of the property. The stream runs along about 10 places and gets bigger and smaller all along its path to the bigger creek.

We have fig, banana, satsuma, pecan & pear trees. And a couple rows of scuppernongs....basically things that can grow without any human interaction, cuz ain't nobody got time fo dat.
...and the deer seem to consume the lion's share anyways.

Well things i knew had to happen like foundation inspection , home inspection, proof of home owners insurance ,ect has come and gone. Some of these inspections cost a lot more then they should for someone to spend 5 minutes looking at some block.
Now since i have a technology deficiency i have had some set back's like instead of just typing on the computer ,i don't have the program to open it so i have to get someone to print it then old fashion mail it. I had to dig into my 401K for closing cost funds, The 401K company is running behind and i may not have the funds at the time of closing. This i am sure will have a negative impact on closing if they don't speed it up.
So for now sit and wait a week till closing on the 26th to find out what happens.
